Designing a single building or an entire community, it is important to develop a vision and goals you aim to achieve. Whether it's a one-on-one conversation or a community engagement process, understanding how your development will create a positive impact for the community and the city is critical to achieving a successful outcome. Developers, stakeholders, policy makers, agencies, investors, lenders, end-users, and all other involved parties have different agendas and interests and have different perspectives. Having a clear vision that can address all the different interests is a necessary first step. We can help you formulate a vision for what you aim to create and communicate that in a comprehensive way.
Understanding what is possible within a myriad of zoning and land-use restrictions is complex. The rules are constantly changing with the enactment of new local policies, and state legislation can be daunting. Once you determine what you can build on a site, it is important to determine whether the project is feasible within the economic environment and the current marketplace. The majority of projects do not progress beyond pretty renderings. In a constantly changing development environment, having the right advisor can save you a lot of time and money and increase your chances of developing a successful project.
Assembling the right architect and consultant team is critical to achieving a great design that is cost-effective and constructible. Too often, a great design that cannot be physically built or fit within the budget emerges, necessitating the hiring of another architect and paying for redesign. If the client's team lacks expertise in producing the specific product type, or design and construction knowledge, having an experienced advisor who knows the project parameters and can work with the design team to serve the client's interests from the beginning is crucial to project success. Doing it right the first time saves time and money.
The entitlements process is different for every project. It requires a custom-tailored approach that can improve the chances of approval while minimizing hurdles. There are multiple entitlement paths, and knowing how to navigate the approval system and interaction with community stakeholders, agencies with jurisdiction, elected officials, labor unions, and other involved parties is critical to achieving planning approvals. Having an inspiring vision, along with the right strategy and an experienced entitlements team, can significantly increase your chances of success and reduce risks, saving time and money.
With 20+ years working across various jurisdictions and understanding diverse regulations, SHHS has experience and insights on how land-use policies and zoning regulations are applied and how they impact actual housing production. Policymakers can benefit from the real-life experience of "where the rubber meets the road" in crafting new regulations and incentives that can produce real, measurable results. Too often, we see new regulations introduced with expectations of immediate results, without testing them for effectiveness. SHHS can serve as a trusted advisor in crafting policies that can positively impact the solution to the housing crisis.
