For those who are in the business of getting buildings built, we know how difficult it is at every milestone. As the saying goes, development is a full contact sport. In order to get a project completed, it requires alignment of all the stars. Obtaining entitlements is the first milestone and can vary from less than a year to several years. Plan check is the second milestone in agency approvals which can take about a year. Once the proposed design is ready for building permit, the owner must obtain construction financing to break ground. The projects listed in the unbuilt work section is entitled or permitted. Many of these projects will not make the cut to get to the construction stage.

5th Street Modular Permanent Supportive Housing
This project employs Type I steel volumetric modular construction to build an 8-story permanent supportive housing development situated in the heart of downtown Los Angeles’ Skid Row. 150 units sits on a 15,000 sf mid block site that makes it challenging for traditional Type III podium construction.

Linwood Modular Permanent Supportive Housing
Located in Downtown Los Angeles, this 65,000 SF project includes 150 units of critically-needed permanent housing for the currently unhoused, as well as substantial on-site services. This building is designed as a Type IB volumetric steel modular construction with 7 stories of steel modular units stacked on top of a 1 story podium.

Alveare Affordable Housing
Alveare is a three phase project with 105 units of family housing, 100 units of senior housing, and 98 units of permanent supportive housing. The project will also include community serving retail and a publicly accessible pocket park for the South Park community in Downtown Los Angeles. This project was a State Surplus Site RFP.

6766 Hawthorn Micro Housing
This 7-story Type III building includes 58 micro units on a 6,250 sf mid-block site with a narrow 50' frontage. This project also includes 15 parking stalls in a 3 level mechanical parking puzzle system and a small commercial space on the ground floor.

603 Mariposa Micro Housing
Located in the heart of Koreatown, this 92 unit 8-story Type III podium project will provide much needed middle income housing to the neighborhood. The site is 10,138 sf and in a flood plain designation, complicating the design to mitigate the flood risk. The ground floor is designed for flood resiliency.

Bronson Tower, Co-Living + Luxury Apartments
The Bronson Tower is located at the heart of Hollywood and at the edge where the street grid of Los Angeles starts to transition and transform into the natural setting of the Hollywood Hills. The top half of the project is luxury apartments and bottom half are co-living suites.
