For those who are in the business of getting buildings built, we know how difficult it is at every milestone. As the saying goes, development is a full contact sport. In order to get a project completed, it requires alignment of all the stars. Obtaining entitlements is the first milestone and can vary from less than a year to several years. Plan check is the second milestone in agency approvals which can take about a year. Once the proposed design is ready for building permit, the owner must obtain construction financing to break ground. The projects listed in the unbuilt work section is entitled or permitted. Many of these projects will not make the cut to get to the construction stage.


Simon Ha works with owners from the very beginning to help strategize and navigate the entitlement path and the plan check process.

Las Palmas Modular Housing


This 200-unit, steel volumetric modular project in the heart of Hollywood features 15,000 SF of retail and restaurant space and large rooftop terraces that provide ample views.

5th Street Modular Permanent Supportive Housing


This project employs Type I steel volumetric modular construction to build an 8-story permanent supportive housing development situated in the heart of downtown Los Angeles’ Skid Row. 150 units sits on a 15,000 sf mid block site that makes it challenging for traditional Type III podium construction.

Linwood Modular Permanent Supportive Housing


Located in Downtown LA, this project includes 150 units of critically-needed permanent housing for the currently unhoused, as well as substantial on-site services. This building is designed as a Type IB volumetric steel modular construction with 7 stories of steel modular units stacked on top of a 1 story podium.

Alveare Affordable Housing


Alveare is a three phase project with 105 units of family housing, 100 units of senior housing, and 98 units of permanent supportive housing. The project will include community serving retail and a publicly accessible pocket park for the South Park community in Downtown LA. This project was a State Surplus Site RFP.

6766 Hawthorn Micro Housing


This 7-story Type III building includes 58 micro units on a 6,250 sf mid-block site with a narrow 50' frontage. This project also includes 15 parking stalls in a 3 level mechanical parking puzzle system and a small commercial space on the ground floor.

Bronson Tower Co-Living + Luxury Apartments 


The Bronson Tower is located at the heart of Hollywood and at the edge where the street grid of Los Angeles starts to transition and transform into the natural setting of the Hollywood Hills. The top half of the project is luxury apartments and bottom half are co-living suites.

Topaz Adaptive Reuse - Office to Residential Conversion


This adaptive reuse project is located in the heart of San Pedro Community on the idyllic waterfront and in a center of the historical “Little Italy”. The project is an office-to-residential conversion, transforming the top nine floors of an existing 12-story office building into residential uses.

3200 East Foothill - Master Plan


The 12 acre site is envisioned as a pedestrian-friendly diverse mix of residential, retail, dining, and a publicly accessible park. Located within one block of the light rail station in Pasadena, The publicly accessible park will connect to and become a vital component of the adjacent community.

Hazens LA City Center - Phase II Master Plan


The 49-story residential tower will introduce 435 condominium units along with commercial retail space across from LA Live. The 29-story W Hotel designed by Gensler will anchor the southern corner of the downtown site.

Morrison Hotel and Residences


Made famous with the Doors’ 1970 Morrison Hotel album cover, the existing namesake hotel is a legendary part of Los Angeles and rock-and-roll history. The master plan includes adaptive reuse of the existing Morrison Hotel, addition of 14-story building and a 27-story tower.

The Lombardi Market Rate Apartments


 The Lombardi is an 86-unit, Type III-podium luxury apartment building in Hollywood located on Bronson Avenue between Hollywood Boulevard and Franklin. Sitting at the highly desirable entrance to Bronson Canyon, it is walking distance from Franklin Village and from the heart of Hollywood.
